         A step-by-step guide to buying property

         Step 1 Arranging your mortgage

  • Before you begin your property search, it is advisable to arrange your finances and, if required, have   a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search.

       Step 4 Instructing a solicitor.

  • The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to use a solicitor who knows the area that you're moving to and specialises in conveyancing

       Step 5 Offer agreed

          Once your offer is accepted;

  • You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

       Step 6 Conveyancing

  • As part of the conveyancing process your solicitor will do the following:

    • Raise any enquiries on receipt of the draft contract from the seller's solicitor
    • Request their own local searches
    • Agree on a date for exchange of contracts

       Step 7 Exchange of contracts

  • Exchange of contracts occurs when all enquiries have been confirmed and agreed.

    Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft from your solicitor to the seller's solicitor.

    The completion date is then set by mutual agreement.

       Step 8 Completion

                           Congratulations, you are now the legal owner of your new home!

    On a search results page you can alter your criteria from the "Filter your search" form on the right-hand side of the page.

  • How do I save a property to a shortlist?

    When you search for properties, or look at a property in detail, there is a "Save To Shortlist" link that you can click on to keep track of the properties you are interested in. If it is already in your shortlist, you will see a "Remove From Shortlist" link. You must be registered as a Member in order to fully use the Shortlist feature.

  • How do I arrange viewing?

    Please submit an enquiry via the form on the detail page of your chosen property / properties with your contact details. Alternatively, you may contact us via our Contact Us page; please remember to include your contact details and, where necessary, property reference numbers.

  • Can I send any feedback on the site?

Why am I yet to hear back from an agent/private seller I contacted via your website?

We're sorry that the agent/private seller has not responded promptly. Please let us know the details and we will follow this up for you.

My home is for sale via an agent but it is not listed on UK Property Direct, Why?

Properties on UK Property Direct should appear on our website as soon as your agent has uploaded it to our database. In order to maximise exposure for your property and enhance your chances of a successful sale you must ask your estate agent to upload onto our website.

Why does my property still on your website when it has been sold?

If you have completed the sale and your property is still listed as 'for sale', please contact your agent to ensure that they update the status of your home on UK Property Direct! If you are a private seller you should update your property status.

My property is listed for sale/rent but some of the details are incorrect. How do I fix this?

We receive property details directly from your agent and if there are any errors you should contact them directly.

If you are a private seller, the correction can be carried out by yourself by logging into your account and correcting the details.

Can I market my home directly on your website?

Yes. As a private seller you can advertise your property on UK Property Direct by choosing an appropriate package and paying for it online.

Why only some of the properties have full details and photos?

That is the amount of information that has been uploaded by the agents or the private sellers.

How can I find an estate agent to sell/let my property?

You will find a local agent by using UK PROPERTY DIRECT’s National Directory for Estate Agents & Letting Agents.
